Inside LPL: What Conveyancing Really Involves with George Bokuchava

What is working life really like at LPL? Conveyancing is a skilled legal role at the heart of every property transaction – combining expertise, responsibility and client care.

In this video interview, George Bokuchava shares a real look at what the role involves day to day and what working life is like at LPL.

When you tell people you’re a conveyancer, what reaction do you get? 

Usually one of three reactions – a polite but confused nod, “so do you work in an office?”, or “remind me what conveyancing is again?”

It’s a role that most people have encountered at some point in their lives, when buying or selling a home, but without necessarily knowing what was happening behind the scenes.

So what is conveyancing really? 

At its simplest, a conveyancer is a person who transfers property from one person to another. But, in reality it’s a lot more than moving documents from A to B.

A lot of people expect us to be sending large sums of money and exchanging keys, but the actual work is much more involved than that. We are transferring legal titles worth hundreds of thousands of pounds, and our job is to make sure that what you think you’re buying is actually what you’re buying.

Why do property transactions take as long as they do? 

It’s one of the most common questions we get – ‘why is it taking so long’? Property transactions involve multiple parties – buyers, sellers, estate agents, mortgage lenders, surveyors.

Every link in the chain needs to be ready before we can exchange contracts. Searches take time, enquiries need proper responses and mortgage offers need to be checked. It’s a bit like lining up dominoes – they all have to be in the right place before you can push the first one.

What makes working at LPL feel different from what people might expect of the conveyancing industry?

What makes a real difference at LPL is a combination of technology and people. The technology handles a lot of the administrative side – tracking progress in real time, securely sharing and managing documents, keeping everyone updated – which means more time can be spent focusing on the actual legal work.

Just as important as the technology is the support structure around it. There are strong teams, clear and defined processes, and somebody always willing to step in to make sure you’re not handling the workload on your own. So while the work itself is still very detailed and demanding, as conveyancing always will be, it feels much more collaborative and balanced than what people might expect.

What’s the most rewarding part of the job?

It’s the moments when the client gets the keys to their new home, and you know you’ve helped them reach that point.
