Making The Legal Side Of Remortgaging Simpler

When it’s time to remortgage, you need to move quickly or risk getting stuck on your lender’s higher variable rate. Whether you’re switching lenders or releasing equity, our remortgage team will handle the legal work involved in your remortgage and keep you informed throughout the process. Don’t let a slow legal process hold things up. Choose a remortgage solicitor who can get the job done without the hassle.

Switch Your Mortgage Without Starting From Scratch

After the stress of buying your home, remortgaging should feel like a much simpler process. You find a new mortgage rate, instruct your LPL conveyancing solicitor, and we get the legal process underway as early as possible before your current deal comes to an end.

You’ll receive weekly updates throughout, so you won’t be left wondering what’s happening or chasing for information. Instead of worrying about deadlines or legal documents, you can focus on moving to your new mortgage deal and your future plans for your property.

Secure Your New Mortgage Without the Last-Minute Rush

You see the reminder come through that your current mortgage deal is going to end, and it’s tempting to think, “I’ll worry about that later.” Before you know it, later is now, and you’re scrambling to sort everything. Starting the legal process early will ease the pressure and reduce the risk of unnecessary delays holding things up.

With a proactive remortgage solicitor on your side, ensuring deadlines are met and dealing with potential issues early, the hard part is managed for you, and you can focus on enjoying your home.

Your Remortgage Journey In 6 Simple Steps

A typical remortgage can be completed within 4-6 weeks, although timescales vary depending on individual circumstances and lender requirements. When you work with us, you’ll be kept in the loop about what documents and forms are needed from you at every stage.

Step 1 – Instruct LPL

We’ll open your file, complete your identity checks and get everything set up.

Step 2 – Your Mortgage Offer

Once your lender sends your mortgage instructions, we’ll review everything and make sure we’re ready to proceed.

Step 3 – Legal Checks

We’ll carry out the legal work required by your lender, deal with any outstanding requirements and keep your remortgage moving.

Step 4 – Signing Your Documents

We’ll send everything you need to review and sign, explaining anything you’re unsure about.

Step 5 – Completion

We’ll complete your remortgage, repay your existing mortgage and register your new lender.

Step 6 – You’re All Set

Once everything is complete, we’ll confirm your remortgage has finished and take care of the final registration.

Frequently Asked Questions

Do I need a conveyancer to remortgage?

In most cases, yes. If you’re changing lenders, a conveyancer is usually required to complete the legal work on behalf of your new mortgage provider. We’ll review the mortgage instructions, carry out the necessary legal checks and register your new lender once your remortgage has completed.

How long does house purchase conveyancing take?

Every property transaction is different, but most purchases take between 12 and 16 weeks from instruction to completion. Timescales can vary depending on factors such as search turnaround times, mortgage approvals, property chains and how quickly enquiries are resolved.

When should I start the remortgage process?

It’s a good idea to start looking at your remortgage options around three to six months before your current mortgage deal ends. This gives you time to secure a new mortgage offer and complete the legal work before you move onto your lender’s standard variable rate.

Can I remortgage with the same lender?

Yes, this is often known as a product transfer. Some product transfers don’t require a conveyancer, while others do. If legal work is needed, we’ll guide you through the process and explain exactly what’s involved.

What documents will I need when remortgaging?

You’ll usually need proof of identity, proof of address and information about your mortgage. Depending on your circumstances, your lender or conveyancer may ask for additional documents, such as proof of income or evidence relating to the source of any funds involved.
