House Sale Solicitors Who Keep Your Move on Track

Accepting an offer is only the beginning of your house sale. The legal process that follows can involve multiple parties, important deadlines and plenty of moving parts. Knowing your solicitor is managing everything carefully, while keeping you updated along the way, can make all the difference.

Our experienced house sale solicitors work proactively to progress your transaction while giving you clear advice and regular updates throughout. You’ll have the confidence of knowing your sale is progressing, without feeling the need to chase for updates.

When Your House Sale Moves Forward, You’ll Know About It

A house sale can involve days, sometimes weeks, where it feels like nothing is happening. Without clear communication, it’s difficult to know whether your transaction is progressing or simply waiting for the next step.

Our role is to remove that uncertainty. Your dedicated house sale solicitor manages the legal process from instruction through to completion, preparing contracts, responding to enquiries, coordinating with the buyer’s solicitor and estate agent, and keeping your transaction moving wherever possible. Throughout each stage, you’ll know how your sale is progressing, when there’s something you need to do, and what comes next.

You’ll also have access to LPL Cloud, our secure online portal, where you can track your transaction, upload documents, complete forms electronically and see real-time updates on how long the conveyancing process takes. It’s technology that gives you greater visibility throughout your sale, backed by a dedicated conveyancer who’s there to answer questions and provide clear, practical advice whenever you need it.

Helping Your House Sale Reach Completion

Agreeing a sale is a big milestone, but it isn’t the finish line. Questions from the buyer, requests for information and unexpected delays can all become part of the process. Having a house sale solicitor who anticipates those details helps keep your transaction moving and gives you confidence that nothing important is being overlooked.

Every individual property sale has its own legal history. Restrictions on the title, missing documents or unanswered enquiries don’t always stop a sale, but they do need careful attention. Identifying those issues as early as possible gives everyone involved more time to deal with them, helping your transaction continue moving towards exchange and completion.

Selling Your Home With LPL

From the moment you instruct us, you’ll know who is handling your transaction and how to get in touch. As your sale progresses, you’ll deal with someone who understands your priorities and the details of your transaction, rather than having to explain everything again each time you have a question. If you are selling privately, we can also handle the legal work when you sell a house without an estate agent.

Getting Your Sale Underway

Your dedicated conveyancer will open your file, carry out the necessary checks and begin preparing the legal documentation needed for your sale.

Preparing Your Contract Pack

We’ll prepare the contract pack, review the title documents and send everything to the buyer’s solicitor so they can begin reviewing the legal information.

Answering Enquiries

As questions come back from the buyer’s solicitor, we’ll work with you where needed to provide the information required and help keep your sale progressing.

Exchange of Contracts

Once all parties are ready and contracts have been agreed, contracts are exchanged and a completion date is confirmed.

Completion

On completion day, ownership transfers to the buyer and the sale is finalised. We’ll make sure all legal formalities are completed so you can focus on your next move.

Moving to a Tight Deadline?

Some property transactions need to move more quickly than others. If you’re working towards a specific deadline or need greater certainty around your next move, Fast Track Exchange may be available for eligible house sales.

Your house sale conveyancer will assess your transaction and explain whether the service is suitable for your circumstances, along with any qualifying criteria and conditions that apply. If your sale is eligible, Fast Track Exchange* can provide an accelerated route to exchange while maintaining the same clear communication and dedicated legal support throughout.

*Eligible clients may be able to exchange contracts within six weeks, subject to qualifying criteria, availability and the terms of the service.

Frequently Asked Questions

When should I instruct a house sale solicitor?

You don’t have to wait until every detail is in place before speaking to a conveyancer. In many cases, instructing a house sale solicitor as soon as you’ve accepted an offer allows the legal work to begin earlier, helping your transaction progress as smoothly as possible.

What does a house sale solicitor do?

A house sale solicitor manages the legal aspects of selling your property. This includes preparing the contract pack, responding to enquiries from the buyer’s solicitor, reviewing legal documents, coordinating with other parties involved in the transaction and guiding your sale through to exchange and completion.

Can I track the progress of my house sale?

Yes. Through LPL Cloud, you can securely upload documents, complete forms electronically and view the progress of your transaction at any time. Alongside your online portal, your dedicated conveyancer will keep you informed as your sale progresses.

Can you help if my house sale needs to move quickly?

Fast Track Exchange* may be available for eligible transactions. If you have a shorter timescale in mind, speak to our team and we’ll assess whether your sale is suitable, explain how the service works and outline any qualifying criteria and conditions.
